What is rental stamp duty?

When you rent a property in Singapore, you may have to pay rental stamp duty. This is a tax that is payable to the Inland Revenue Authority of Singapore (IRAS).

The amount of rental stamp duty payable depends on the annual rent of the property. For residential properties, the rental stamp duty is 0.4% of the annual rent.

The rental stamp duty is payable by the tenant. However, the landlord may agree to pay the rental stamp duty on your behalf. Rental Stamp Duty must be paid within 14 days of signing the tenancy agreement if the document is signed in Singapore.

How much is stamp duty on a rental agreement?

If the annual rent is more than Singapore Dollars One Thousand (S$1,000), and the lease period is 4 years or less, the rental stamp duty rate is 0.4% of total rent for the lease period.

For example, if the rent per month is S$3,000 and the lease is for 12 months, the annual rent is S$36,000. Hence, the rental stamp duty is 0.4% × S$36,000 = S$144.
